How to Choose the Right New Home Builder?


It’s important to meet in person. You also want to ask lots of questions.

Questions to ask:

  • Is the builder licensed and insured?
  • How long has the the builder been in business?
  • How many new homes have they completed?
  • How many homes are they working on at any one time?

Even if a preferred builder is busy and has longer wait times you may still be willing to go with them if you have honest answers about realistic time-frames. In fact unrealistic construction time-frames is one of the big mistakes people make when building a new home. The time frame promised by the sales rep my not be in sync with the project supervisors ability to manage the project. This can mean you are promised a build within six months when realistically, the building company has 40 similar builds happening simultaneously and delays on a few projects can affect all others as blow outs of 6 months or more are not uncommon.

  • Can I see some examples of your work?

Not just looking a display homes but asking to see examples of new homes they have built in the last two years and also asking to speak to the owners. This way you’ll be able to touch and feel their workmanship, rather than just relying on what they put on paper.

  • What isn’t included in the new home build?

Changes to the design, even if they are just fixtures, can be costly. Knowing what is included and what is *not* included can avoid any unpleasant surprises down the road.monaco-display

  • Can I call the building supervisor?

Being in contact with the building supervisor can help you speak with the right person should you notice any mistakes during the build process.

Another mistake people make from new house plans is room dimensions. Floor-space can be calculated several different ways depending on where room boundaries are measured from, i.e from middle of wall vs edge of wall. Beware how your builder measures their home plans.

  • What does turnkey mean?

To be classed a turnkey house it typically is required to contain everything needed to live in i.e. to contain floor coverings, clothes line, wall paint, window coverings etc. Sadly, many new home builders have different standards and may classify their bare fixture homes as ‘turnkey’

Many people go the other way and overspend on fixtures thinking that either they “need” the better fixtures to feel more “luxurious” or to improve the value of the home. More often than not it does neither.

Remember new home designs are time tested and cost effective for a reason.
To keep costs down these designs are pre-drawn and fit with the builders budget for each design. Making changes to any design will cost a lot more in extra drafting hours, extra building permit checks and extra construction costs. To be most cost effective it is best to find a design that only needs small changes to suit your needs.

  • Saving on additions

You can save money on things like flooring installation, painting, fixtures, lighting or blinds if you organise them yourself. You will however, need to complete these after hand-over, even if using your own tradies. The builder must be complete before handover and anyone else accessing the site.
